New Zealand’s largest new warehouse hub - a $1 billion-plus project near Auckland Airport - dominates the list of the city’s 33 current or planned construction mega-projects.

Zoltan Moricz, the Auckland-based head of research and executive director at CBRE, has released the latest new development pipeline report with colleague Roger Du.

That listed all 33 large schemes where physical works have started or are imminent for office, retail and industrial buildings.

Industrial is the powerhouse with 17 projects, followed by office with nine and retail with seven, according to the study.

By far the largest project is on a site being developed by James Kirkpatrick Group.

That is between Manukau City and Auckland Airport, near the State Highway 20 motorway ramps.

Auckland’s largest current development project was identified by CBRE as 65,000sq m of building works at 352-358 Puhinui Rd, opposite Manukau Memorial Gardens.

Last November, CBRE listed 42 projects with some of the bigger active office and retail projects set for completion by year’s end.

CBRE data listed projects in the three sectors.

Top 10 industrial projects

CBRE said Wiri, the airport corridor, and East Tāmaki are the three most active precincts for industrial development.

“In Wiri, James Kirkpatrick, Fernbrook and ESR are the only developers building warehouses, with a combined development size of over 140,000sq m, to date all without precommitment,” it said.

In the airport corridor, three projects are under construction, two of which are cold storage buildings.

Auckland International Airport is building a 25,000sq m cold store for Foodstuffs.

Fife Capital is developing a 10,000sq m building for Refrigafreighters on Kirkbride Rd.

Top new retail projects

“The retail development pipeline remains patchy. It includes Zone 6 large-format retail and 15 Maki Street in Westgate, a retail project on Brigham Creek Rd in Whenuapai and Kmart’s new extension space in Sylvia Park,” CBRE said.

Queens Arcade and Faradays department store are to be completed in this year’s second half in Auckland CBD.

“Additionally, a few new supermarkets will be completed over the next two to three years across diverse locations. New World Te Atatu will be completed in this year’s second half."

Construction of Woolworths Onehunga is likely to start late this year, the research said.

Top new office projects

Three office projects in the CBD and four in non-CBD, mainly in the city fringe, are under construction, bringing 37,000sq m of new and refurbished space.

Construction of the other two small buildings, totalling around 260sq m in the city fringe, will start soon.

The biggest office project under construction is Bledisloe House at 24 Wellesley St West (13,000 sqm), followed by 75-77 Remuera Rd (8500sq m) and 9 Marewa Rd (6400sq m.
