Monday, 15 October 2018

A tennis court to enjoy this summer – or $2.5 million?

That's the choice seemingly facing one North Shore, Auckland homeowner, who has listed a slice of their property for sale.

The tennis court out the front of a Hurstmere Rd, central Takapuna, property has been put on the market with an asking price of $2.5m.

The court is being sold as a 672 sq m section for development.

It might be unusual, but you'll save money on levelling the site.

Advertising describes the Takapuna property as a 'prime slice of coastal real estate' where up to two townhouses or apartments could be built.

It notes that it is flat, which would reduce the cost of building because there would be no need for major earthworks to level the site. That should also speed the build time.

'Incredibly rare and in scarce supply, this is a once-in-a-lifetime opportunity to secure a strategic footprint on the Golden Mile at a competitive price point,' the advertisement says.

Why are Kiwi houses so pricey?

Homes.co.nz values the property from which the tennis court has been divided at $5.9m.  The inhabitants of that house won't be giving up their recreation space entirely, though – it still has a pool at the back. A nearby home recently sold for $8m.

Much of the appeal in the property is likely to be the lack of bare land in the area. It is one of only two sections listed for sale in Takapuna, on Trade Me Property.

The section is 672 sq m.

According to Homes.co.nz, Takapuna has a median property value of $1.456m, which is up 6.1 per cent year-on-year.

It's not the first time a tennis court has had a seven-figure price tag.

A rundown Queenstown tennis court sold for just over $1m on August 3. It had been owned by the same person for 35 years but was touted as a development potential for multiple houses.

That property was a little larger than the Auckland one – at 1012 sq m.
