In the past 22 years, this Remuera property’s valuation has increased out of sight. In 2002 it was sold to the current owners for $7.8 million, and its current RV is $25.5 million.

This Fendalton home has set a new sales high for 2024.

Paul Sissons of NZ Sotheby’s International Realty, who holds the listing with Karen Moore, says he believes the price paid in 2002 was the second highest sale in Remuera at that time.

But, with the property for sale by international tender, the realised value in 2024 will be determined, as always, by the perceived value to a potential buyer.

Sissons says after two-plus decades the owners’ children have grown up and left home and the couple doesn’t need such a big house for two people.

And, at 712m², this is one huge house, on an enormous site in what could be described as the best location in Remuera - on the northern slopes bordering King’s School. The house opens out to the north; there is privacy, a floodlit tennis court, infinity pool, spa pool in a cabana, and one of the best views in the city - right out across the harbour to Devonport and North Head.

Built in 1937, the five-bedroom, four-bathroom house was extended with the addition of two wings before the current owners bought it - a project designed by architect Simon Carnachan. Sissons says the owners have had the architect back to do further work since they moved in.

All the renovations have been in character with the original architecture. Sissons describes it as “contemporary, yet classic”. Everything is on a grand scale, from the formal entry that looks straight out to the pool, to the generous proportions of the rooms over two levels.

Special features include a chef’s kitchen, high-quality wine cellar, and a concealed scullery with office-homework room facing back out towards the entry. In addition to a formal lounge, there is a winter lounge, a family living room and a TV room on the top floor.

The massive 3498m² grounds have been landscaped by award-winning designer Robyn Shafer to reflect the grandeur of the home. Outdoor living areas are landscaped with alfresco entertaining in mind, and with many mature trees, there is plenty of bird life to enhance the sense of tranquility.

Other high prices fetched in Remuera include 95 Victoria Ave, formerly owned by Grant Dalton, CEO of Emirates Team New Zealand, which sold in 2021 for $19.75 million.

Another pricey Remuera Rd property currently listed by Wall Real Estate is 228 Remuera Rd, which also comes with a pool and tennis court. The agency believes it is likely to sell up near $29 million. It has a CV of $25 million.
