Record sale this year for luxury home in Hamilton

A record multi-million dollar sale in St Andrews, Hamilton has defied the downturn, attracting a huge volume of enquiries.
The house, which overlooks the Waikato River and St Andrews Golf Course, sold for more than $4m after extended negotiations over two months.
Listing agent Rachael Waldegrave of Bayleys says the property at 92 Braid Rd is the biggest sale on a single site over the past 12 months. “It's a really positive signal for the Hamilton market. It shows that there are people out there who can afford premium property, and this home in particular was incredibly popular during the campaign.”
Waldegrave says there were around 80 enquiries and 25 groups were shown through the home on private viewings. “It was a balance between drawing in as many buyers as we could, but also respecting the wishes around privacy.
“We definitely drew interest that was local, national, and also international. There were enquiries from Australia, the US, Singapore, and the Middle East.”
But Waldegrave says, in the end, it was a local Waikato-based family that bought the property.
“It was quite a complex deal, because as you can appreciate, to purchase property at that end of the market you often need to sell a property as well. So we were involved in an almost three-step chain of events that needed to take place, to enable the purchase to go through.”
The four-bedroom 413m² house, by multi award-winning designer Noel Jessop and built by CJW Build, sits on a natural ridgeline on a 1656m² site. It spans two levels and features two living areas and four bathrooms.
Other special features include floor-to-ceiling glazing right along the front elevation looking out to the view, a long gallery-style hallway that acts as a curving spine, and a 5m-high ceiling in the main living room.
Last July, a property at 1827 River Rd, Hamilton sold for $4.45m.
CoreLogic says five suburbs in Hamilton have seen median values rise by at least 5% in the past year. However, values in Hamilton have slowed over the three months to June 2024. The average value is currently $813,602.
Harrowfield was among the three suburbs that dropped by at least 0.5% in the three months to June, but still remains the most expensive suburb with properties in excess of $1.1 million. Meanwhile, Bader was the cheapest ($593,950).
