Herne Bay clifftop house is year’s most expensive home, gone for $35m

A clifftop property in Herne Bay, Auckland has claimed the title of New Zealand’s most expensive home sold in 2025, with a sale price of $35 million, according to Trade Me Property.
The exclusive address, 64 Sentinel Rd, led a top 10 list of high-end sales that collectively total nearly $250m.
Trade Me Property spokesperson Casey Wylde said the list reflects continued strength in the luxury market despite a broader flat trend.
“These homes aren't just properties, they're often landmark estates that draw in buyers who value privacy, scale, and high-end design,” Wylde said.
Two properties shared second place — one in Westmere and another in Mission Bay — each selling for $28m. The latter, a five-bedroom Ronaki Rd home, last sold for $3.5m in 2004, marking a significant capital gain. A nearby home on the same street claimed third place at $22m.
Auckland dominated the list, with seven of the top 10 sales, reinforcing its status as the country’s premium property hub.
The remaining three properties were in Central Otago and Taupō.
“Whether it's a coastal masterpiece with a helicopter pad, a modern property with garage space to accommodate a luxury car collection, or a timeless estate complete with tennis court, there's always a segment of the market where unique quality commands a premium price,” Wylde said.
