NZ’s top 10: The million dollar homes most of us can only dream of
Wednesday, 3 December 2025
The view from the top of New Zealand’s housing market is expensive, exclusive, and starts well above the $10 million mark.
A single, $35m cliff-top estate in Auckland's prestigious Herne Bay led the charge.
The Sentinel Rd, Herne Bay property is on more than 4000 metres of land with water on three sides, six bedrooms, a separate two-bedroom apartment, its own helicopter hanger and beach access.
The latest figures from Trade Me Property confirm the price floor for being counted among the nation's 10 most expensive properties sold this year stood above $10m.

The collective number paid for the top 10 totals close to $250m, proving the market for luxury properties and land remains exceptionally buoyant for those with cash to splash.
'These homes aren't just properties, they're often landmark estates that draw in buyers who value privacy, scale, and high-end design,” Trade Me Property spokesperson Casey Wylde said.
Of the top 10 list, two properties jointly shared the 2nd, 5th and 9th most expensive spots, with prices between $12.5m and $28m.
“Seven million dollars and just two kilometres separates the Herne Bay frontrunner from the next most expensive, a modern home in Auckland’s Westmere which sold for $28 million in March,” Wylde said.
A five-bedroom Ronaki Road, Mission Bay home, which last sold in 2004 for $3.5m also sold for $28m, an exceptional capital gain, she added.
Third on the list, and just six doors down from the second placed Mission Bay home, was another Ronaki Road property which sold for $22m earlier in the year.
The list underscored Auckland’s position as having the most luxury properties, with seven of the 10 top-selling homes located in the city.
“The majority of those that made this year’s list are in Auckland, with only three outside of Tāmaki Makaurau, two in Central Otago and one in Taupo,” said Wylde.
“The sheer number of Auckland listings this year cements its position as the premium property hub of the country.”
Wylde added that even in a fairly flat market, significant transactions were always happening.
'Whether it's a coastal masterpiece with a helicopter pad, a modern property with garage space to accommodate a luxury car collection, or a timeless estate complete with tennis court, there's always a segment of the market where unique quality commands a premium price.' .
The three non-Auckland properties to make the list included two sales in Central Otago - Queenstown and Wanaka - and one in Kinloch, Taupo, with the lowest price on the list still coming in at $11.9 million.
